This is the first encounter where customers are advised on land transactions. Processing of lease transactions and application documents.

What do I need to apply

FOR LEASE:

1. Allocation Title

2. Identification

3. Plan of survey-S10

1. ALLOCATION TITLE

  • FORM C’s (Born on or before 1961). After 1961 the form c must be accompanied by verification by council signed by town clerk/ chairperson.

OR

  • Chief’s letter – accompanied by council minutes.

OR

  • Letters from three (3) persons who have lived in the area for thirthy (30) years.

OR

  • Title deed

OR

  • Affidavit signed by Town Clerk/Council Chairperson.

OR

  • Only approved ministerial grants.

OR

  • Court order.

or

  • Verification of master of high court for minor/orphans maturity.

2. IDENTITY DOCUMENTS

  • Passport

OR

  • Voters card

OR

  • National Identity

OR

  • Driver’s License

OR

  • (for citizenship not acquired by birth – naturalisation certificate is required).

What do I need when I:

1. TRANSFER

  • Passport of buyers.
  • Marriage certificate for different surnames.
  • Valuation report for free of consideration.
  • Court order.

2. SUB-LEASE

  • Certificate of incorporation.Power of attorney – not necessarily
  • Power of attorney – not necessarily from attorney, individual can do it.

3. SUBDIVISION

  • Approval from physical planning.
  • Subdivision S10

4. CONSOLIDATION

  • Leases to be consolidated/S10.
  • Extension of the site should be consolidated.
  • Approval from council.

5. SURRENDER

  • Original Lease.
  • Reasons for surrender.

5.1. WHEN DO WE SURRENDER?

  • Lease number changes/ wrong plot allocated.
  • Instruction by the Court (court order).

6. VARIATION

  • Original Lease
  • Approval from the council. (if it involves the council).
  •  Change of name gazette (for change of name).
  • Cancellation of marital status, i.e.; decree of divorce.

6.1. WHEN DO WE VARY?

  • Wrong area size
  • Change of use
  • Change of location

7. ENDORSEMENT

  • Original Lease
  • Death Certificate
  • Marriage Certificate

8. INHERITANCE

  • Covering Letter
  • Council Minutes
  • Death Certificate

9. ENTITIES FOR REGISTERED COMPANIES

  • Memorandum
  • New Certificate of Incorporation
  • Power of attorney/Resolution
  • Directors passports/Shareholders

10. SOCIETY (AND ALSO CHURCHES, SCHOOLS, CEMETERIES, COMMUNITY HALLS)

  • Power of attorney/Resolution
  • Constitution
  • Passport of signatory

11. PARTNERSHIP

  • Registered trust document
  • Power of attorney

12. FAMILY TRUST

  • Registered trust
  • Power of attorney

13. FOREIGN ENTERPRISE

  • Memorandum
